The address 85 Fifth Avenue in Manhattan, NYC, has a rich history. Originally, Fifth Avenue was extended through the land owned by the estate of John Cowman in 1836, creating new building lots. The 26-foot wide lot at the corner of 16th Street was sold that year for $8,600.

The site was once home to the Wm. A. Spencer Mansion, built in the early Victorian period. Captain William Augustus Spencer, a notable figure in the U.S. Navy, was the owner. The mansion was known for its exquisite artwork and furnishings, including sculptures by Henry Kirke Brown. However, Captain Spencer did not enjoy his home for long, as he passed away in 1854.

By the late 19th century, the neighborhood began to change with the encroachment of commercial buildings. The Spencer mansion was eventually demolished in 1898. It was replaced by a 13-floor commercial building designed by Louis Korn, which was constructed in 1901.

This building underwent alterations in 2010 and continues to be a significant commercial space in the Flatiron District.

  • May not get the best terms or uncover hidden costs.
Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
