History of 419 Park Avenue South, Manhattan, NYC

419 Park Avenue South is a mid-rise office building located at the southeast corner of East 29th Street in the NoMad neighborhood of Manhattan, New York City. It was completed in 1927 and designed by the notable New York architect Walter Haefeli, who created several other commercial buildings in Manhattan, such as 44 East 32nd Street and 404-412 Park Avenue South. The building showcases an Art Deco architectural style, characterized by its brown brick facade set atop a red stone base with gray plinths.

Originally constructed as a 20-story office building, the property encompasses approximately 160,114 square feet of space. Standing at 20 floors, it served as Class B office space and included more than 7,000 square feet of ground-floor retail space. The main entrance is situated on the western facade facing Park Avenue South.

The building underwent a significant renovation and facade restoration in 2013, preserving its historic architectural character while updating its infrastructure. It featured amenities such as a tenant-exclusive rooftop terrace and garden, fitness center, swimming pool, and on-site dining facilities.

In recent years, 419 Park Avenue South hosted several office tenants from diverse industries including healthcare, architecture, financial services, technology, and law. However, the building experienced notable vacancy following the departure of large coworking companies like WeWork and Knotel.

In August 2024, the property was sold to the El-Ad Group for $72.1 million with plans to convert the building from office use into residential condominiums. This conversion represents one of the rare recent examples of office-to-residential adaptation in Midtown South, New York City. The timeline for this conversion is pending the expiration of existing office leases over the coming years.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
