The building at 49 West 24th Street, part of the combined property at Nos. 49-51 West 24th Street, was developed in the early 20th century during a period of significant transformation in the neighborhood. On March 7, 1908, developer Edmund Coffin purchased the building at 51 West 24th Street and already owned the adjacent No. 49, controlling a sizeable property plot. Plans for an eleven-story loft building made of terra cotta and brick with modern features such as steam heat, electric elevators, and skeleton construction were completed quickly by the architectural firm Stout & Hill. The Thompson-Starrett Company, known for pioneering skyscraper construction, was contracted to build the structure.
Completed around 1909, the building featured a two-story cast iron base with intricate geometric designs and elaborate terra cotta detailing that remain largely intact today. Originally, the building housed factories and stores, primarily garment and apparel manufacturers. While early garment factories are often thought to have mostly female workers, many firms here employed substantial numbers of men as well.
Ownership changed hands several times in the following decades. In 1919, Coffin sold the property to Manport Realty Company, which quickly sold it to Julius Tischman & Son in 1920. The building continued to serve apparel manufacturers through the 1920s and later shifted toward tenants involved in leather accessories and machinery by mid-century.
Remarkably, the building escaped the widespread trend of conversion to high-end residential use in the late 20th and early 21st centuries and still houses small factories and commercial tenants. The preservation of the cast iron and terra cotta facade on the lower floors gives the building a historic character distinctive to the neighborhood's industrial past.
