History of 109-111 West 24th Street, Manhattan, NYC

The building at 109-111 West 24th Street was constructed in 1902. Originally, it served as the R. J. Horner Factory, a prominent furniture manufacturing facility. The structure was designed with a distinctive commercial stables style, featuring a stone-clad two-story base with wide truck bays and buff-colored brick upper floors laid to resemble rusticated stone. Architectural details included five-story pilasters, splayed lintels with double keystones, stepped brackets on the sills, and a peaked pediment typical of stables.

Horner's facility housed his fleet of horse-drawn drays for deliveries on the lower floors, while the upper floors were used for manufacturing and storing furniture. On March 19, 1904, a significant fire broke out due to a benzine explosion on the second floor, leading to extensive flames and dense smoke throughout the building. Workers were forced to evacuate rapidly, with some jumping to neighboring roofs for safety.

By 1918, R. J. Horner & Co. leased the entire building to Kimberly & Clark Co., which used it for goods storage for several years. Ownership changed hands multiple times, including sales to Emil A. Stumpf and Clara P. Trunk in the early 1920s.

In 1945, the top three floors were occupied by Robert L. Marx for his pipe manufacturing business. The fourth floor hosted a printing firm, and the lower floors were utilized for storage. Marx also played a role in promoting the hiring of returning World War II veterans, inspiring a special flag unveiled in the building in 1946 as a symbol for companies supporting veteran employment.

Mid-century modifications included converting the ground floor into the Montauk Rug & Carpet showroom, which remained there for over fifty years. The upper floors housed various manufacturers and companies, preserving much of the building’s original character despite some exterior alterations like a chocolate-colored paint over its limestone base.

109-111 W 24th St, Manhattan, NYC is a notable property located in the vibrant Chelsea neighborhood. It features a mix of retail and office spaces, offering a total of approximately 46,564 square feet for potential buyers or tenants. The building has undergone significant renovations, including the installation of new finishes, an elevator, and electrical systems. One of its highlights is the 90 feet of retail storefront frontage, making it an attractive location for businesses seeking visibility.

The property includes open floor plans, which can be subdivided according to the needs of occupants. It’s strategically positioned near Madison Square Park, the Flatiron Building, and the Empire State Building, ensuring connectivity to the bustling Chelsea and Flatiron districts. Additionally, the building boasts a rooftop deck, providing a unique amenity for tenants and owner-users alike.

Recent sales data indicates that the property at 109 West 24th Street was purchased for $16,250,000 in October 2021. The building, constructed in 1902, is classified predominantly for retail with other uses and has seven stories. Property tax information shows an estimated annual tax of approximately $270,107 based on an assessed value of $2,573,550.

This location is ideal for businesses in the fashion, design, media, and technology sectors due to its proximity to other major companies and iconic landmarks.

We love a challenge!

Optimal Spaces can help you turn critical and complex real estate issues into opportunities for growth and or cost reduction. We offer the experience, know-how, and the strategic planning that helps lead to better decisions. Virtually everything you need to enhance the value of your business (for profit and not for profit) , you will find at Optimal Spaces.

About Optimal Spaces
Optimal Spaces are Tenant Brokers, only representing commercial tenants, not owners or landlords. By contrast, managing agents and most commercial brokers are "landlord agents" representing the interest of owners. Their goal is to market and lease their clients' properties with the best possible terms for the owners. Thus, they will neither show you as broad a selection nor push to get the best price, since their loyalty is to the Landlord. An Optimal Spaces agent will show you a broader range of properties and offer you a broader range of important services than a managing agent or commercial broker will. We will provide you with a market survey, floor plans, pricing expectations , and access to our rolodex: Optimal Spaces walks you through the process from start to finish. Upon entering your new space, it will look the way you want, all at the price you agreed to spend. In addition to negotiating the best price, we will reveal and abate many "hidden costs" to you. We will show you all the relevant available spaces and safeguard your interests throughout the process. Because of tour costs to provide these services, we ask in exchange that clients sign an Exclusive Brokerage Agreement. This allows us to plan appropriately for assisting you with every step of the process.
