287 Park Avenue South, originally known as the United Charities Building, is located at 105 East 22nd Street in the Gramercy Park neighborhood of Manhattan, near the Flatiron District. The building was constructed in 1893 by John Stewart Kennedy, a wealthy banker and philanthropist, to serve as the headquarters for the Charity Organization Society, a coalition of Protestant charities aimed at promoting progressive social welfare policies.
The building was designed by architect Robert H. Robertson in the Renaissance Romanesque style. It originally stood seven stories tall with a mansard roof, which was removed in 1897 when three additional stories were added. Further expansion occurred in 1915 with a four-story addition at 111 East 22nd Street, designed by James Baker, Robertson’s nephew.
The United Charities Building housed several prominent charities including the Charity Organization Society, the Association for Improving the Condition of the Poor, the Children's Aid Society, and the New York Mission and Tract Society. It provided affordable office space to these organizations as well as others at below-market rates. The New York City Consumers' League, founded by notable social reformers such as Josephine Shaw Lowell and Dr. Mary Putnam Jacobi, also established its offices there in the early 1890s.
Over time, the building's use diversified. The northern section was partitioned and converted into residential apartments known as the Kennedy Building. The 22nd Street extension became the Dockworkers' Union headquarters from 1946 until the 1980s, when it was sold and converted for commercial use.
The building is recognized as a National Historic Landmark, designated in 1991 for its significant role in social welfare history and architecture. Despite some criticism of its architecture as "bulky and boring," it remains a notable historical structure in Manhattan.
