530 Broadway, Manhattan, NYC: A Historical Overview

Located in the heart of SoHo, 530 Broadway is a unique property that was originally composed of three adjacent structures: 530, 532-534, and 536-538 Broadway. Built at the turn of the 20th century between 1896 and 1902, these structures have been considered a single entity since 1904.

The earliest history of this site dates back to 1853, when the Collamore House, an elegant hotel, was located on the northeast corner of Broadway and Spring Street. It catered to the city's elite until the theater and shopping districts moved northward, transforming the area into a commercial hub.

No. 530 Broadway was designed by the architectural firm of Brunner & Tryon and completed in 1898. It was originally part of a larger development by Joseph L. Buttenwieser, featuring a steel skeleton with curtain walls and hollow tile arches behind a Beaux Arts and Italian Renaissance facade. The building served the apparel industry, housing tenants such as Charles F. Stower's ladies' neckwear factory and resident buyers Husband & Farmer.

Throughout the decades, the building's use adapted to the evolving needs of SoHo. By the mid-20th century, it housed various apparel-related firms, including Lady Ann Hat Co. and Handel Sportswear Co. In the 1970s, as SoHo became a center for performing arts studios and lofts, the Film and Dance Theater opened at the location.

Acquired by SHVO in March 2020, the property underwent significant redevelopment. Snarkitecture reimagined the lobby, incorporating a site-specific art installation by Daniel Arsham, which was recognized at the NYCxDESIGN Awards 2022. Today, the building is an iconic part of SoHo's Cast Iron district, offering spacious floors flooded with natural light and a blend of historic character and modern design.

The building's current architecture highlights its cast-iron facade and unique details with a sophisticated lighting design by L'Observatoire International. The property remains a symbol of SoHo's rich history and artistic spirit, now infused with contemporary art and bespoke design.

530 Broadway, located in SoHo's Cast Iron Historic District, is a prominent 11-story building at the corner of Broadway and Spring Street. Originally constructed between 1897 and 1902, it was formed by integrating three adjacent structures: 530, 532, and 536 Broadway.

Alternate Addresses: 530-534 Broadway, 85-87 Spring Street.

Building Details: The property spans 198,000 square feet, featuring large floorplates averaging 17,000 square feet, which flood with natural light and air. Renovations in 2021 included a reimagined lobby by Snarkitecture and lighting design by L'Observatoire International.

Notable Tenants: JKR Global, Calvin Klein, Armani Exchange, and Skechers.

Purchase History: Acquired in March 2020 for $382,000,000.

Recent News About 530 Broadway

Nuverse Advisor LLC Testimonial

Nuverse Advisor LLC testimonial Dear Stephen, We would like to thank you for your assistance in helping us to arrange a sublet in Olympic Tower. My partners and I were determined to sublet a space that was fully furnished and equipped to our specifications at a fair market value. We utilized several different brokers, but we found that only you consistently found new sublet opportunities for us during the entire year of our search. When we began our search, prices for Class A office space in the Plaza District ranged from $80-150/RSF, by the end of our search the prices had fallen to $50-$85/RSF. Your hard work and tenacity at finding new listings allowed us to find the ideal space at the right price in Class A. Thanks for sticking with us. Sincerely, Elias Saal
