In 1850, Irish-American actor John Brougham built and opened the theater on this site. The building was designed by theater specialist John M. Trimble and featured a brick façade with a colonnade. Despite initial success, the theater struggled after a neighboring building's demolition made it appear structurally unsafe.

In 1852, James William Wallack purchased the property from Brougham and renamed it Wallack's Lyceum Theatre. It became a leading theater in New York City under Wallack's management. The theater's success was partly due to innovative marketing strategies, such as hiring Catherine Forrest, the wife of actor Edwin Forrest, despite her lack of acting experience.

By 1861, Wallack relocated his theater northward as part of the expanding theater district. The original Lyceum building was then repurposed as the Broadway Music Hall and later the Broadway Theatre.

In 1869, the Broadway Theatre was demolished, and a cast-iron loft building was developed on the site by Robert Mook. This structure was designed for dry goods stores and featured classical urns atop its piers. Over the years, the building housed various businesses, including the Hecht Brothers and other dry goods firms.

Renovations were carried out in 1908 by architects Clarence True and Warren Conover to strengthen the building's structure. Later, in 1916, it became home to several businesses co-owned by Frank Levy and Frederick W. Ellis, involved in bedding supplies and paper products.

As of recent years, the building has been renovated into office and retail space. The original rooftop urns, a distinctive feature of Robert Mook's design, were removed at some point after 1973.
