Historically, it served as a base for prominent businesses such as the Hill Brothers, leading millinery importers and manufacturers, and later the German goods importers Dieckerhoff, Raffloer & Company. However, during World War I, anti-German sentiment led to the firm's decline.

By the late 1900s, SoHo began to decline before its resurgence as an artists' and galleries' haven. In 1988, the upscale grocer Dean & DeLuca occupied part of the ground floor, contributing to the area's revitalization. The building is now home to Aritzia and the Converse flagship store, following Dean & DeLuca's closure.

Recent renovations have enhanced the building's architectural appeal while blending its historical essence with modern retail and office spaces. Located at the southeast corner of Prince Street and Broadway, it is a prime example of SoHo's transformation into a vibrant retail and cultural hub.
