Originally constructed in 1913 as an industrial manufacturing facility, it was once known as the Bradstreet Building, where the weekly journal of trade and finance was printed. The building served as a post office on the ground floor and housed printing presses and clothing manufacturers in the lofts above.

In 2007, Property Group Partners acquired the building for $59 million. At that time, it was in disrepair with only one tenant. The firm embarked on a comprehensive renovation project, working with Cook + Fox Architects to modernize the structure. The renovation included a new lobby, windows, restrooms, elevators, electrical and mechanical systems, and a penthouse addition. The building achieved LEED Gold certification in 2008.

The renovation transformed the building into a Class-A office space, featuring 14,000 square feet of ground-floor retail and 154,953 square feet of office space across 12 floors. Notable tenants include Lafayette 148, Dolce & Gabbana, Callison, Tower Research, and Utrecht Art Supplies.

In 2016, Property Group Partners sold the building to Epic for $126.5 million. Today, 148 Lafayette Street stands as a testament to SoHo's industrial past, blending historical charm with modern sustainability features.
