History of One Penn Plaza
One Penn Plaza, originally known as One Penn Plaza and stylized as PENN 1, is a notable skyscraper located in the Midtown Manhattan neighborhood of New York City, situated between 33rd and 34th Streets, west of Seventh Avenue, adjacent to Pennsylvania Station and Madison Square Garden. Completed in 1972, it was designed by the architectural firm Kahn & Jacobs and stands as the tallest building in the Pennsylvania Plaza complex of office buildings, hotels, and entertainment facilities.
The building was constructed between 1970 and 1972 and rises to a height of 750 feet (229 meters) with 57 floors, featuring three distinctive setbacks at the 7th, 14th, and 55th floors. Its strategic west side Manhattan location offers tenants mostly unobstructed views of the Hudson River to the south, west, and north. The construction utilized structural steel and concrete, with exterior walls clad in grey solar glass and anodized aluminum.
In its early ownership history, One Penn Plaza was held by Helmsley-Spear Inc. In the late 1990s, the building was sold for $420 million to Vornado Realty Trust, its current owner. Significant refurbishments have been undertaken over the years, including lobby renovations in 1995 and again in 2019. In 2009, plans were implemented to install a cogeneration plant that increased the building's heating efficiency, reportedly reducing its carbon output by nearly half by 2010.
The building has a well-integrated connection with surrounding transit, featuring underground passageways directly linking it to the Long Island Rail Road concourse of Pennsylvania Station, one block to the south. It includes 14 entrances and 44 elevators in seven banks, along with an underground parking garage accommodating 695 vehicles accessible from 33rd and 34th Streets.
A notable cultural footnote in the building’s history is its use as a filming location for over 80% of the action in the 2011 independent film Margin Call, which took place on the 42nd floor shortly after a trading firm had vacated that space. By 2021, the building had been rebranded as Penn 1.
