30 Hudson Yards, located on the West Side of Midtown Manhattan in New York City, is a supertall skyscraper and part of the Hudson Yards Redevelopment Project. The building serves as a major component of this large-scale development, which aims to revitalize the area around the Metropolitan Transportation Authority's West Side Yard.

The groundbreaking ceremony for 30 Hudson Yards took place on December 4, 2012. Early construction focused on building a platform over the Eastern Rail Yard to allow for the Gateway Rail Tunnel project and to support the development's structures. This platform is anchored to Manhattan schist bedrock via caissons.

In 2013, Time Warner (later WarnerMedia and now Warner Bros. Discovery) announced plans to relocate its headquarters to 30 Hudson Yards, occupying half of the building below the 38th floor. Construction began in earnest after Related Companies secured a $690 million loan in mid-2015. By January 2016, the first few above-ground floors were completed.

The building officially opened on March 15, 2019. It features a notable triangular observation deck called The Edge, located on the 100th floor, which opened in March 2020. The Edge offers a unique viewing experience with optically transparent flooring, making it the second-highest outdoor observation deck of its kind in the world.

30 Hudson Yards is also home to other major tenants, including Kohlberg Kravis Roberts & Co. (KKR). The building's design and construction reflect the broader vision of the Hudson Yards development, which combines residential, commercial, and cultural spaces to create a vibrant urban environment.

Why Use a Tenant Broker: Your Advocate in Commercial Real Estate
1. The Crucial Distinction: Whose Side Are They On?
Landlord Rep (Listing Agent) — Fiduciary Duty: Landlord. Highest rent, best terms for landlord.
Tenant Rep (Tenant Broker) — Fiduciary Duty: Tenant Only. Lowest rent, best terms for tenant. Levels the playing field.
2. It Almost Always Costs You Nothing
3. Access to “Hidden” Inventory
4. Negotiating Beyond Base Rent
Landlord pays the broker fee — free expert representation for the tenant.
Access to hidden inventory: off-market listings, subleases, and future availabilities via broker databases and networks.
Negotiating beyond base rent: free rent, TI allowance, OPEX caps, and lease flexibility for renewal or expansion.
5. Time Savings & Process Management
6. Mitigating Risk (the “Gotchas”)
Tenant broker handles searching, scheduling, and RFPs — your outsourced real estate department with curated options and timeline management.
Mitigating risk: spotting pitfalls in LOI and lease such as restoration clauses and holdover penalties.
Summary: Don’t rely on the landlord’s agent. A tenant broker is your advocate, provides better data, negotiates a complete package, and typically costs you nothing.
