The site has a rich history, previously occupied by hotels since 1885 and the Heidelberg Building. The current structure was designed by David Childs of Skidmore, Owings & Merrill and developed by Boston Properties. Construction began in 2002 and was completed in 2004.

The building features a glass curtain wall facade with large billboards on the lower stories, part of the 42nd Street Development Project. It contains 1.2 million square feet of floor space, primarily used for offices, with retail space in the lower levels. The building also houses an entrance to the Times Square–42nd Street subway station.

Times Square itself has evolved significantly over the years, transforming from Long Acre Square into a vibrant entertainment hub. The area's transformation was influenced by the construction of New York's first rapid transit system and the establishment of The New York Times headquarters nearby.
