Originally, the site consisted of mid-19th-century rowhouses at 35 and 37 West 39th Street, which were purchased and demolished in 1911 by the Brunswick Realty Company to make way for this new office tower, constructed at a projected cost of $185,000. The building was intended to serve as part of an emerging engineering center adjacent to the prominent Engineers’ Club and Engineering Societies’ buildings. It was initially known as the Commercial Engineers Building, aiming to attract tenants in the engineering professions.

Despite its marketing, the building hosted a diverse group of tenants. Among its historically significant occupants was The American Club Woman Magazine, which used the building for its offices, highlighting the building's connection to early 20th-century women's rights movements. Starting in 1920, Haskins & Sells, the first major accounting firm in the United States, acquired the building and used it as their headquarters. The firm maintained its presence there until the early 1930s, even after selling the property in 1925.

In 2011, the NYC Landmarks Preservation Commission designated the building as a special landmark for its architectural significance and historical importance related to Haskins & Sells. The building underwent a major renovation in 1988, updating mechanical systems and the lobby, which revitalized its appeal and tenant base.
