History of 427-429 Broadway, Manhattan, NYC

The building located at 427-429 Broadway in the SoHo neighborhood of Manhattan is historically known as the A. J. Dittenhofer Warehouse. It is a five-story cast-iron structure designed by architect Thomas R. Jackson in 1870 and completed in early 1871. Jackson, previously a head draftsman for Richard Upjohn and a contributor to the rebuilt Trinity Church, employed the then-modern technology of a cast-iron facade for this building.

This construction technique involved bolting prefabricated cast-iron elements to the masonry fronts, allowing for elaborate decorative detail mimicking carved stone, fireproof qualities, and rapid assembly—this building was completed in just six months. The facade features elaborate French Renaissance decorations, with Corinthian columns supporting a rhythmic series of round arches and richly detailed sprandrels. The upper cornice includes a triangular pediment inscribed with the year "1870."

Originally, the building's first tenant was Peake, Opdycke & Co., fur merchants marketing high-quality furs such as buffalo, beaver, mink, and sable. The firm aggressively advertised nationwide but went into financial difficulty within a few years. By 1909, the building, then known as the Lackawanna Building, housed several railroad offices including The Delaware, Lackawanna & Western Railroad Co. and associated agents.

In 1919, the building was sold to Frederick Brown, and new commercial tenants included importers and dealers in novelties and office equipment. Over the 20th century, the structure survived largely intact, including the heavily altered ground floor, which is often the first part of a building to be modified or lost.

As SoHo transformed into an arts district in the late 20th century, the building housed art galleries such as the Nancy Hoffman Gallery by 1991, and later performance spaces connected to the Performa arts festival. In 2000, the building was converted into residential lofts by architect Joseph Pell Lombardi, preserving its historic cast-iron facade and architectural character.

Today, 427-429 Broadway remains a distinguished example of cast-iron architecture within the SoHo-Cast Iron Historic District, showcasing the French Renaissance style details and Venetian Renaissance influences typical of the era’s commercial buildings.
